This Memorandum of Agreement made for 99 yrs long term Lease deed, I, Second party, below schedule property is my purchase property. I look after the property as Parichalak of the Trusty and that has been correctly recorded at L.R. Record in my name at Settlement record and I am possessing the said property in Khas peacefully and without any disturb of others on behalf of trusty. At present there has no any Primary training College and institution within fifty miles. For that reason many poor talented students are not getting opportunity for taking training, as a result they are not receiving any appointment letter from any school. You, the second party, run after the matter and feeling mental agony and disclose the matter to me on 22nd December 2003 and request me to properly arranged an institution for the poor talented student immediately and as a result an un-registered Lease document had been prepared on a stamp paper of Rs.50/- serial no.382 dt. 22/09/2003 which stamp was purchased in name of President, Joyrambati Ramkrishna Sarada Mission Trust from stamp Vendor Manas Kumar Bhadra. The than investigation officer sanctioned Joyrambati Ramkrishna Sarada Primary Teachers Training Institute by minute careful consideration said unregistered document as a result you, Second party running the study of Training from 2004 after construct building on the schedule land.
At present it may be mention the rent of schedule land is fix Rs.1000/- per year and paid Rs.1,00,000/- as advance. Now you, First party establish a Training College on the schedule land by construct building there on as per requirement and I, Second party, I or my successor, administrator will not disturb peaceful possession of First party within the lease period, if I or my successor do so, that will be Null and void at every honorable court. It is noted that after complete the period of lease First party will deliver the possession of the schedule land in favour of second party or his successor in that case First party his administrator or assigns will not oppose the matter, if do so, that will be null and void.
